A Demolition Contractor Concord Can Reach

We handle demolition in Concord from our base in Riverbank, about 62 miles away. Concord is the most populous city in Contra Costa County, home to about 124,000 people. The city is a major suburban center for the East Bay. Our service area covers the Central Valley, the Bay Area and Sacramento, Concord included. Building permits here come from the City of Concord Permit Center, in Building D at 1950 Parkside Drive. The asbestos side runs through the Bay Area Air Quality Management District, which covers Contra Costa County. On a teardown, you need the district's notice and the city's permit in place before work starts. We started in 1967 as a homebuilder and have been a family company ever since.

In Concord, our work covers asbestos removal, interior demolition and full structure demolition of houses and commercial buildings. Concrete demolition breaks up old foundations and slabs. We also do a lot of flooring removal, which fits a company with decades in flooring behind it. The work we fit best is a house, or a commercial building two to three stories tall. We carry CSLB #247684 and CAL OSHA #507. Across the East Bay, we take on demolition in Oakland as well. We look at the building in person before we price the job, and the estimate is free. Call (209) 652-9206 with the Concord address.

Asbestos rules before a Concord demolition

The Bay Area district must be notified at least 10 business days before every demolition, whatever the asbestos content. Taking down any load-bearing part of a structure needs a demolition job number, called a J#. Size and age make no difference to that rule. The J# is one of the requirements for a demolition permit from the city. A house of four or fewer units may file 72 hours ahead instead, for an additional fee.

Federal and Bay Area rules call for a thorough asbestos survey before a demolition or renovation. A house of four or fewer units needs no full survey. The district still wants its ducts, ceiling and wall texture, cement siding, stucco and resilient flooring tested if disturbed. A certified asbestos consultant does the sampling, and we do the removal under CAL OSHA #507. Any asbestos removal in Concord of 100 square feet or more needs Cal/OSHA registration.

Concord's older homes and buildings

Don Salvio Pacheco founded Concord as Todos Santos in 1869, and the city incorporated in 1905. The old name lives on in Todos Santos Plaza, a full city block that is the focal point of downtown. The Ygnacio and Clayton valleys around the town were farm country, planted in grapes, walnuts, almonds, wheat and hay. The old town of Cowell, now part of Concord, made cement. Most of the housing standing today came much later.

The median year built for Concord housing is 1970, by Census estimates. The 1970s added the most homes, about 11,900, with about 11,000 in the 1960s and 9,100 in the 1950s. Nearly three in four Concord homes were built before 1980, and about one in four before 1960. So asbestos testing matters on almost every teardown and remodel here. Our residential demolition in Concord starts after those results are in.

Interiors, slabs and floors along Concord's main streets

Concord's main streets include Willow Pass Road, Concord Avenue, Concord Boulevard and Clayton Road. Monument Boulevard, Ygnacio Valley Road, Oak Grove Road and Treat Boulevard are main streets too. Downtown, a large number of restaurants surround Todos Santos Plaza. When a storefront or office changes tenants, our interior demolition in Concord takes out the old partitions and ceilings. That tenant improvement demolition leaves the shell and structure ready for the new build-out.

Slabs, driveways and patios come out with concrete demolition in Concord. Old floors come up with flooring removal and surface preparation. Our hydro blasting then strips adhesive, mastic and old coatings off the slab at 40,000 psi. It uses only water, with full HEPA vacuum recovery. The bare slab is left with a profile for the next coating.

Permits, debris and recycling in Concord

Concord adopted its own construction and demolition recycling ordinance effective July 1, 2007. The rules start at Section 8.20.333 of the Concord Municipal Code. Every demolition is a Covered Project under the ordinance, whatever the permit value. At least 65 percent of the waste must be kept out of the landfill through reuse or recycling. For inert debris, meaning concrete, asphalt, brick and similar masonry, the minimum is 75 percent.

A commercial demolition in Concord follows the same recycling rules as a house teardown. Covered projects pay a refundable performance security and a program fee that is not refunded. Since July 1, 2013, Concord has required the plan and the final report to be filed in Green Halo. When the final report shows the targets were met, the security comes back. Debris that is not self-hauled must go with Mt. Diablo Resource Recovery, the only hauler permitted inside city limits.
